GOLDBECK BUILDS HALL A OF LOG PLAZA FRANKFURT (ODER)

The real estate project development company Alcaro Invest GmbH, a subsidiary of the OSMAB group, has commissioned the general contractor Goldbeck with the implementation of the first construction phase of Hall A of its Log Plaza Frankfurt (Oder). Goldbeck was able to successfully prevail against five competitors in the nationwide tendering process.

41,000 qm of hall space in the sustainable Log Plaza Standard, which is spread over four units, as well as 1,900 square meters of office and 2,800 square meters of mezzanine space, should be completed by the end of the year. “The pandemic has shown that it is necessary to keep warehouses in Germany in order to secure supplies for the population and industrial production.  From our discussions in the past weeks and months with various user groups, we have learned that this space requirement is very high, but can no longer be implemented in an established location.

This applies in particular to e-commerce, but also to buffer storage. That is why we decided to build the first construction phase of the Log Plaza Frankfurt (Oder) entirely on a speculative basis,” reports Anton Mertens, Managing Director of Alcaro Invest GmbH and CEO of OSMAB Holding AG. With this decision, Alcaro is also reacting to the short-term contracts that have prevailed in the logistics industry for years. “Many logistics contracts are issued by the client with a few months’ notice. However, when the need for available logistics real estate is greatest in the company, the new building space has not yet been realized, as this requires lead times of six to twelve months. For this reason we were unable to respond to inquiries,” says Peter Bergmann, project manager at Alcaro. With the starting shot for the construction project at the German-Polish border location, where two large economies can be mapped, Alcaro wants to remedy this bottleneck and create planning security for occupancy.

Alcaro has appointed Arne Haeger to his team as the technical project manager for the Log Plaza Frankfurt (Oder). The 46-year-old civil engineer has 20 years of experience in the construction industry. The entire completion of the first 24/7 usable construction phase with a hall height of 12 m UKB and a floor load of 7.5 t / m² is planned for the first quarter of 2022 ”, says Arne Haeger.

On March 23, 2021, the clients handed over the construction site symbolically to the general contractor Goldbeck. The former truck storage area had already been dismantled beforehand.
